Texas Real Estate License is issued by the Texas Real Estate Commission (TREC). Real Estate License in Texas can be of three categories: Texas License for Real estate Salesperson, Texas License for Real Estate Inspector, and Texas License for Individual broker or Corporate broker.
Texas License for Real Estate Salesperson
There are certain basic education requirements for becoming a licensed real estate salesperson. The applicant has to satisfy the TREC on having completed the following courses:
- 60 classroom hours on Principles of Real Estate (a core real estate course)
- 30 classroom hours on Law of Contracts (another core real estate course)
- 30 classroom hours on Law of Agency (another core real estate course)
- 30 classroom hours on an additional core real estate course
- An additional 60 classroom hours in core courses or related courses acceptable to the TREC.
After meeting these requirements an applicant has to appear for an examination.
Texas License for Real Estate Inspector
There are 2 paths to become a real estate inspector. The first path is the three - tier progression, i.e. Apprentice - Real Estate Inspector - Professional Inspector. The second path is the education/experience waiver path to bypass the Apprentice phase. Either of these 2 paths will enable the applicant to become a 3 - License level Texas Licensed Real Estate inspector.
To become an Apprentice real estate inspector in Texas, the applicant must be a citizen of USA or a legally admitted foreigner of age 18 years and above. At the time of application he must be a resident of Texas and sponsored by a licensed professional inspector. The applicant must be of high integrity, trustworthy and honest. No examinations are required to be given.
For becoming a real estate inspector an applicant has to be an American citizen or legally admitted foreigner of age 18 years or above. The applicant must possess integrity, be honest and trustworthy. A licensed professional inspector needs to sponsor the applicant.
In addition, the applicant must be an Apprentice for 3 months during the last 12 month period prior to filing his application for an inspector, and completed 90 classroom hours in core real estate inspection course, and completed 25 inspections as a licensed apprentice. The applicant has to sit for a three hour 150 multiple choice questions.
The eligibility conditions are different for a Professional Real Estate Inspector.
